Swire Properties' secret to maintaining long-term relevance

Swire Properties' brand Taikoo Li is the pioneer of high-end, low-density, and open-plan shopping malls, establishing a unique position in the industry with its core competitiveness in brand layout, operation philosophy, and product forms. In 2021, Swire Properties defeated many top commercial real estate developers to participate in the ZHANGYUAN project in Shanghai. After the successful Shanghai project, the Company recently entered Xi'an. These moves show that the “time-honored giant in the real estate sector” has maintained its steady development pace under challenging market circumstances. Sino-Ocean Taikoo Li Chengdu and Taikoo Li Sanlitun have become the benchmark projects of urban regeneration in the Chinese Mainland, setting up the Company as a brand that major cities hope to cooperate with.

In the 20 years since its entry into the Chinese Mainland, Swire Properties has formed three product lines – Taikoo Li, Taikoo Hui and INDIGO – in first-tier and leading second-tier cities, and have achieved outstanding operation performances. Occupancy rates of its six projects in the Chinese Mainland remain high despite the impact of the epidemic. The gearing ratio of Swire Properties has never exceeded 20%, and in recent years, its gearing ratio even declined to 2.3%.

With such stellar performance, Swire Properties has announced plans to invest over HK$ 100 billion over the next ten years to develop a range of new projects in the Chinese Mainland, Hong Kong and Southeast Asia, with the majority of projects expected to be launched over the next five years.
