Tim Blackburn on the future of Swire Properties

Tim Blackburn, Chief Executive of Swire Properties, shared in an interview that every Swire Properties' project in the Chinese Mainland is a landmark and he expects every future project to continue achieving the same standards. He is fully confident in the future growth of China's economy and the development of its commercial real estate sector. Blackburn noted that ceaseless changes are inevitable, but the Company's core value is to review business development with long-term visions, which allows it to cope with some short-term challenges. He said the Chinese Mainland is a huge market and Swire Properties will continue to look for new investment opportunities there, as indicated by the Company's announcement of its HK$ 100 billion investment plan, which has more than half of the funding intended to be invested in the Chinese Mainland.

Tier-1 and emerging tier-1 cities remain a priority for Swire Properties. Taikoo Li Xi'an is a great example of the Company bringing the philosophy of Taikoo Li to a new city. The group will also focus on the Greater Bay Area, looking for new development opportunities. “The retail landscape in the Chinese Mainland is also changing rapidly and we have been striving to cope with changes,” said Blackburn. Swire Properties has been paying attention to the trends of the market as well as new markets and new opportunities, such as Hainan. The Company will continue to increase investment in Beijing, Shanghai and Guangzhou. For instance, it invested in INDIGO phase II in Beijing and participated in the revitalisation of ZHANGYUAN in Shanghai together with a partner.

When talking about differentiation, Tim Blackburn said Swire Properties brings many cultural and artistic elements as well as experience-oriented shopping in its projects, making retail more international for Chinese Mainland shoppers.

Following years of development in the Chinese Mainland market, Swire Properties would not launch a project hastily. The positive feedback of its Chinese Mainland projects has encouraged Swire Properties to increase investment and adjust its development rhythm in recent years. Swire Properties looks at the development potential of a location and a project in the coming 5-10 years with long-term visions, which has been a key strategy for the developer to weather economic cycles. For Swire Properties, the 50th anniversary is a milestone and also the starting point of a new journey.
