Jefferies favours Swire Properties on low vacancy rate, robust dividend policy

Financial services company Jefferies Group said that it is optimistic about Swire Properties due to the Company's dividend policy, low vacancy rate and ESG performance. The firm added that Swire Properties' high-quality office buildings, ESG features, quality property management and peripheral services are attractive to tenants. Against the backdrop of a downward cycle in the property market, Jefferies said it favours property stocks with a focus on investment properties instead of those concentrating on trading properties. The firm added that landlords are likely to gain from a low base effect, and many companies would look to expand or upgrade their office space requirement towards the end of a downward market, thereby giving a boost to landlords like Swire Properties.
