Swire Properties integrates sustainable development into every facet of business

Swire Properties showcased its repertoire of low-carbon developments at the "Build4Asia 2023" eExhibition last week, where Raymond Yau, General Manager, Technical Services & Sustainable Development, shared about the Company’s legacy in sustainable development. Last yearIn 2022, the Company’s absolute emissions were down 28% compared to the 2019 baseline year.

Prior to the redevelopment of Taikoo Place, the Company conducted studies on the microclimate and urban heat effect to evaluate the impact of outdoor wind, air ducts, sunlight exposure and outdoor thermal comfort on the surrounding environment. As a result, nearly 30% of the space was designed to optimise thermal comfort and energy consumption. One Taikoo Place is equipped with a central control system that uses artificial intelligence and IoT technologies to predict energy consumption and optimise the building management system. The Company has also applied a cloud-based smart energy management platform across its developments in the Chinese Mainland and Hong Kong to improve energy conservation and reduce carbon emissions.

The Company’s Green Performance Pledge (GPP), which covers the fit-out and operations of office tenants, was also cited as a case study in sustainable landlord-tenant collaboration. The GPP assists tenants in achieving carbon emission reduction goals through effective energy, water and waste management, and improvement of employees’ wellness. Approximately 40% of the Company’s office tenants have already signed up, with aims to reach 50% by 2025.
